The National Association of Realtors (NAR) has identified four out of the top 10 “housing hot spots” for 2025 in the South. While the exact rankings are not disclosed, Greenville and Anderson, South Carolina, stand out as a top market due to its positive financing environment, strong migration gains, better affordability for first-time buyers, and strong job creation.
The NAR’s list includes several other metro areas with promising conditions, such as Charlotte-Concord-Gastonia, North Carolina-South Carolina; Grand Rapids-Kentwood, Michigan; Indianapolis-Carmel-Anderson, Indiana; Kansas City, Missouri-Kansas; Knoxville, Tennessee; Phoenix-Mesa-Chandler, Arizona; and San Antonio-New Braunfels, Texas.
Lawrence Yun, NAR chief economist, notes that factors such as available inventory at affordable price points, low mortgage rates, higher income growth for young adults, and net migration into specific metro areas are common among the top-performing markets. Senior economist Nadia Evangelou adds that 2025 is expected to be a year of more opportunities for both homebuyers and sellers.
However, experts warn that changes in immigration policy could have significant effects on the housing market. A shift towards stricter immigration policies could lead to a shortage of workers, causing wages to rise and potentially increasing home prices.
