Aspen, Colorado, has topped the list of most expensive ski resorts in the world for the fourth year in a row, with homes in the affluent enclave averaging $3,900 per square foot. According to Savills’ 19th annual ski report, Aspen is the only North American ski location among the top 10 highest-priced prime ski resorts, which are defined as homes asking €750,000 or more.
The report shows that prices in the Aspen market have continued to rise, increasing by 9.3% from 2023 values. Despite high interest rates affecting other markets, Aspen’s prices remain stable. The ultra-prime category, where homes in the top 5% of each market are considered, saw Aspen retain its six-year top spot with average asking prices reaching $8,300 per square foot.
Global ski-resort prices have experienced significant growth since the pandemic, with prime properties being 36% above pre-pandemic levels. However, climate change and warmer temperatures have affected the North American ski-resort market, with Aspen dropping to fourth in a separate ranking of market resilience.
The report highlights that altitude is a key factor in determining resilience, with higher locations favored over lower ones. Meteorologists forecast a La Niña winter this season, which typically brings colder temperatures.
