A 75-unit apartment complex called Lincoln Commons is planned for the downtown Eugene area, aiming to provide affordable housing for low-income residents. The project, developed by Red Apple Square LLC, would feature four-story buildings with studios, one-bedroom, and two-bedroom units.
The proposal is located in a mixed-use zone that encourages economic vitality while allowing residential dwellings. To make the project financially feasible, the developer is seeking permission to increase building height, reduce bike parking spaces per unit, and boost density.
The estimated cost of $28 million will be covered through state funding and local agencies’ programs. The city aims to approve the application by mid-December, with a planned completion date of November 2026.
As part of a larger affordable housing initiative, Red Apple Square LLC is also developing Whiteaker Commons, another five-story project about half a mile away. Both developments target residents earning 60% or less of the local median income, approximately $44,000 for a household of two and $55,000 for a household of four.
The developer’s goal is to address Eugene’s housing crisis by providing new affordable options in underutilized properties close to downtown areas.
