Irgens, a Wauwatosa-based commercial real estate development firm, is revamping a suburban office building in Pewaukee to accommodate medical and complementary healthcare users. The three-story building, built in 2005 for insurance provider Markel, will undergo renovations starting later this month.
The 58,223-square-foot building has approximately 35,000 square feet of available space, which will be converted into medical spaces from corporate areas currently occupied by other tenants. Renovations include HVAC upgrades, lobby and common area updates, a new fitness center, conference center, and external signage.
Two medical tenants, Visage Facial Plastic Surgery and Retina & Vitreous Consultants of Wisconsin, have already signed leases and plan to open offices next year. Additional pre-lease tenants are expected to be announced.
Irgens’ executive vice president Tom Irgens notes that the market fundamentals for this building are strong, making it an optimal use for a new group of users due to its accessible location, solid structural condition, and unique features.
The project is being led by EUA as architect, Catalyst Construction as general contractor, and Summit Credit Union providing financing. The grand reopening is expected in spring 2025.
