Point Living, a nine-storey apartment development in Edgecliff, Sydney, is a pioneering model of hybrid housing that provides comfortable living with the benefits of single-residential dwellings. The project, designed by Luigi Rosselli Architects, was completed in 2025 and features ten new residences on a constrained site.
The building’s unique form, resembling a central spine with radiating concrete beams, creates an eye-catching street presence while respecting its neighbors’ scale and context. Internally, the layouts and details challenge traditional standardized plans, instead embracing floorplans with subtle variations between floors and customized materials to suit each apartment’s inhabitants.
Residents enjoy spacious north-facing balconies with private solar access, as well as communal open spaces, including shared gardens, BBQs, dining areas, and an undercover swimming pool. The design prioritizes environmental sustainability, with apartments and the pool area oriented towards natural light during winter months and protected from harsh sun in summer. The building also features large covered balconies, operable windows, and open central hallways for natural cross ventilation.
To reduce waste, the project employed reuse and recycling strategies, repurposing the existing swimming pool as a water tank and using reclaimed sandstone blocks to form the solid base of the building. The gate from the former dwelling was also saved and reinstalled in the communal area, serving as a nostalgic reminder of the site’s history.
This innovative development addresses the need for denser urban environments and provides a unique blend of convenience, sustainability, and individuality.
