To calculate this figure, the online property portal subtracts the number of household members from the total number of bedrooms, accounting for an additional room that may be used as an office or other purpose. This means a family with a six-bedroom home would have one spare bedroom according to Realtor.com’s method.
The increasing number of extra bedrooms is attributed to declining household sizes and an increase in the number of bedrooms per home. The U.S. Census Bureau also reports this trend, solidifying the data from Realtor.com’s calculations.
